 Meet Arn Rasker

Professional Background:

I have an educational, professional, cultural, and experiential background that sets me apart from most other Real Estate professionals. I am known for out-of-the-box thinking, which I apply toward marketing unique properties. Extensive experience with sellers and buyers of all types allows me to also relate and think from a buyer’s perspective, which is very valuable when marketing and presenting your home. Understanding what a buyer will be looking for, and what they will be thinking about, is of the utmost importance.

I have been passionate about Boulder and Colorado since coming to the University of Colorado to study Mechanical Engineering and Business. I know the Boulder area inside and out, and have a broad knowledge base related to the Boulder area.

My focus, throughout the entire real estate transaction, is toward my clients. Staying focused on my fiduciary responsibility to my clients is top of mind, while helping them understand each step of the transaction, and keeping them informed. Over the years, and through a large variety of different transactions, I have developed a honed negotiation style that makes me an asset in every transaction I am involved in.

I have true passion for real estate transactions and helping my clients. From condos and townhomes, to mountain properties, ranch properties, luxury homes, and developable land, I have the professional background and knowledge to represent you, manage a smooth transaction, and maximize your returns. It’s also important to highlight that LIV Sotheby’s International Realty is the best real estate brokerage in the state, and our professional staff is here to support the process of selling your home.

Prior to becoming a real estate professional and a top-producing broker in Boulder, I served as president and general manager of ReNové Construction, Inc., a commercial and luxury custom home construction company in Boulder. I have designed, engineered, and built some of the most recognized homes in Boulder. This background gives me a unique perspective, and it allows me to help you prepare your property before listing and marketing it to prospective buyers. I have also performed significant restoration and rejuvenation projects in the Mapleton Historic District and on Landmarked homes in Boulder. Having experience and an understanding of the construction and development rules and regulations in Boulder is very valuable when addressing questions from buyers and their brokers. I have the background and knowledge to properly represent your property.

ARN’S TEAM and the company behind him.

Arn has a team of professionals that assist him in daily administrative tasks, freeing up his time to sell your property.  He has two licensed Colorado real estate assistants and transaction coordinators to assist with marketing properties and the listing and contract paperwork.  The marketing departments within the Boulder, Denver, and New York offices of Sotheby's are marketing powerhouses that stand out as the best and most effective in the industry.  Our team and support system matters!

The LIV Sotheby’s International Realty team of highly qualified professionals assists and backs Arn in creating high quality advertisements, in quality publications and digital platforms.  Staging, when required, is performed by the best in the industry.  In-house photographers maintain a consistent and refined high-end look and presentation of your property.  Videography, including Matterport virtual-tour media, makes it easy for prospective buyers to view and understand the home from their phones and laptops anywhere in the world.  Our content editors ensure that your property is shown at a top-level locally, nationally, and internationally.  Our marketing reach is unmatched.

Sotheby’s takes its Data Syndication to a much higher level than any other brokerage that is not associated with Sotheby’s. (Data Syndication: to publish, distribute, and broadcast a property’s listing information across a wide range of secondary information sources). Most other brokers will syndicate your property data and photos through the local MLS (Multi-Listing Service).  That will typically get your home into less than 100 listing sites nationwide.  In contrast, Sotheby’s has its own Sotheby’s in-house syndication service, which is far more effective, syndicating your home’s listing data in up to 7,000 different listing and special property websites.  Additionally, when Sotheby’s sends out photographs for publication in third party publications, they are transferred in the highest resolution possible (Much higher than the MLS-syndicated photos).  The difference in exposure and quality is dramatic, and, to you, that matters.

Marketing Plan:

OVERVIEW

I pledge to:

1) Tour your home:

      • Give you critical feedback, make suggestions, and help you optimize the presentation of your home.  My design and fine home construction background, and extensive industry contacts do matter.
      • Advise you on staging and preparation of the home for photography and showings.

2) Attend Photo and Video Shoot to ensure that the essence of the home is conveyed with the highest quality and thoughtfully composed shots.  The quality of the photography matters!

3) List your home in the local MLS listing services, as well as through Sotheby’s exclusive syndication services, to up to 7,000 listing sites and real estate related websites locally, nationally, and internationally. Exposure matters!

4) Produce online and print media campaigns, which will target key buyer demographics for your property. This is very important, as your prospective buyer will probably see your home the first time on-line.

5) Introduce and promote your property, through Broker-to-Broker direct marketing, brokerage meetings, social media, and more.  This ensures that the local brokers, who represent the type of buyer we want to draw to the home, are aware of your property. I strive to market your home so that it is top mind when they speak with their buyers.

6) Conduct weekly communications with you regarding the property, including showing feedback, comparative sales, and other market factors that may affect the sale of your home.

7) Provide the highest quality experience and marketing throughout the entire transaction, and subsequent transactions.

Frequently Asked Questions:

I know a few people in Real Estate, how do I know who to work with?

Everyone knows at least a few people in the business.  So the question is probably best answered with another question:

Are you trying to help a friend out, or are you trying to sell your home as efficiently as possible, for top dollar, and in as short a time as possible?

Although it is theoretically possible, in most cases the friendship relationship isn’t necessarily tied to an optimal business relationship.  That said, after we have completed your sale, I expect that we will be close friends. And our friendship will be based, as a minimum, on how professionally and effectively I represented you throughout the transaction, and looked out for your best interests.

How do you sell a home?

As I have outlined in the preceding “Marketing Plan” section of this presentation, I will be actively engaged throughout the entire process.  Homes do not sell themselves, even in a market with reduced inventory.  I am directly involved and proactive during the entire process.

Will you cut your commission?

NO — My goal is to maximize the return on investment to you, and I am committed to bringing more value to the transaction than my commission costs.   My marketing style makes it look easy from the outside, but there is a lot of work involved in marketing and selling your home, while simultaneously looking out for your best interests and optimizing your returns.  By selecting me to sell your home, the additional sales revenue you will gain will typically exceed the amount that a discount broker will be willing to discount from his/her commission.  My integrity, effectiveness, and my work ethics are reasons why past clients come back to me, and refer me to their friends and family.

As a highly qualified and effective real estate broker, I will help you get top dollar for your property and will provide a minimum effortless experience for you.  When I represent you, many aspects of the transaction will contribute to getting the highest return on your investment, including my negotiation experience and style, fiduciary responsibility, market and product knowledge, business relationships, my support team, and the Sotheby’s brand.  By the time I have successfully sold your home and the sales process is complete you will agree that I have earned every part of my commission.

Should I have an agent who lives in the neighborhood list my home?

That is a good question.  In most transactions, the listing agent does not speak with the buyers directly.  So, NO.  If anything, it might help if the buyer’s broker knows the neighborhood intimately, as it is the buyer’s agent who communicates with the buyer.

You, as the seller, will know what is important about your home and its physical location, and I will communicate that information to prospective buyers through my marketing efforts.  As your listing agent, I am tasked with marketing your home to a large, targeted, and qualified audience, and to cast a wide net of exposure of the home.  As your listing broker, I will also be contacting the brokers who focus on your neighborhood or area, to make sure they know about the property.

When is the best time to list your property?

Another great question.   This one will require some specific knowledge, as the optimum timing depends on many factors, including but not limited to: The condition of the home, your ideal timing from a personal point of view (Do you have to sell right away, can you wait, where are you moving to, etc), market conditions, supply of current inventory, current demand (How many buyers are looking at a given moment), depth of the market (How many homes are in direct competition), what are the typical buyers’ motivations (Are we in  a regular seasonal demand cycle, or is it temporarily motivated by extraordinary factors), and will the home show at its best this time of the year.  These, and many more factors, will play into the answer, and I will help you navigate through those by thoroughly studying your specific property and how it relates to current market conditions.
